Parking Garage Operating Rules and Regulations
1. Scope & Use:
- It is the sole responsibility of any individual who utilizes the Summit Parking Garage (the “Garage”) to be familiar with and abide by these Parking Garage Operating Rules & Regulations (these ”Rules”).
- The Garage may be accessed and used for parking purposes only, unless expressly permitted for another use in writing by an authorized representative of Summit Consulting, LLC (“Summit”).
- All vehicles must be parked within a marked parking space.
- The Garage is divided into two sections: (1) an employee-only section that is restricted to Summit employee and other Summit-authorized individual (“Summit Parker(s)”) access and use at all times (the “Employee Section”) and (2) a mixed-use section that is restricted to Summit Parkers during business hours and open to the public during the non-business hours (the “Public Section”) set forth in Section 2. The Employee Section is separated from the Public Section by a security barrier and may not be accessed by any individual at any time other than Summit Parkers.
2. Public Hours of Operation
The Public Section is open to Summit Parkers and the public as follows:
- Summit Parkers Only: Monday through Sunday: 24/7 access with a valid parking pass
- Public: Monday through Friday: 6:00 p.m. through 3:00 a.m. Saturday and Sunday: 6:00 a.m. through 3:00 a.m.
All entrances and exits to the Garage may be closed promptly at 3:00 a.m. every morning. Any vehicle that remains in the Garage after such time without a visible and valid parking pass may be subject to towing (see Section 3 for more details). In addition, Summit reserves the right to close or block entrances and exits to the Garage at any time as circumstances may require, in its sole discretion, with or without advance notice to the public.
3. Towing
The following may be towed away at the owner’s expense, without notice or warning:
- Any vehicle remaining in the Public Section after 3:00 a.m. without a visible and valid parking pass;
- Any unauthorized vehicle parked in the Employee Section at any time;
- Any vehicle that is improperly parked within a space reserved for individuals with disabilities; or
- Any vehicle that is improperly parked in a loading zone, in a service area, between marked spaces, outside of marked spaces, or in another space not designated for parking.

4. Prohibited Activities
The Garage may not be accessed or used for any purpose other than as provided by Section 1. Prohibited uses and activities within or around the Garage include, but are not limited to:
- Tailgating;
- Grilling or open flames;
- Recreational activities;
- Commercial activities;
- Loitering;
- Smoking;
- Consumption of alcoholic beverages; and
- Illegal activities.
5. Driver Responsibility
Access to and use of the Garage is at the individual user’s sole risk. Summit is not responsible for providing any security alarm system or other security for the Garage. The owner and/or operator of any vehicle accessing or parking within the Garage will have sole responsibility for the safe operation of such vehicle in compliance with these Rules, his or her own conduct, the conduct of any passengers within the vehicle, and for the safety of any passengers or contents of the vehicle. The owner and/or operator of any vehicle entering or parking within the Garage agrees by virtue of accessing the Garage that Summit does not accept custody and is in no way a bailee of such vehicle or its contents. Summit does not assume any responsibility for the operation, care, protection, or safety of any vehicle driven or parked within the Garage, the vehicle’s contents, or the vehicle’s driver or passengers. Summit assumes no responsibility for the operation, care, protection, or safety of any vehicle or its contents during such vehicle’s removal or subsequent storage resulting from any violation of these Rules.
6. Limitation of Liability
Any user of the Garage agrees by virtue of accessing the Garage that: (i) Summit will not be liable for any loss or damage to such user’s vehicle, its contents, or the user’s other personal belongings by fire, vandalism, theft, or by or to other users of the Garage, or otherwise; and (ii) Summit will not be responsible for any personal injury of any nature that may occur within the Garage or result from access to or use of the Garage.
